Paper for design approval / Documents
To obtain design approval for construction projects, the following documents and requirements must be submitted:
1. Building Design & Plans
Compliance with the Bangladesh National Building Code (BNBC)
Site plan, building plan, service plan, layout plan
Elevation drawings (front view)
Sectional drawings including stair sections
Foundation plans
Maps and specifications
2. Construction Supervision Agreement
Agreement with a licensed engineer responsible for construction supervision
3. Architectural Design Catalogs
Submission of five (05) copies of the design catalog
4. Proof of Land Ownership
Documents confirming land ownership
Parcha (Mutation record), Deed, DCR (Deed Confirmation Report)
Ground Parcha, Hal-Survey, Land Development Tax Certificate
5. Soil Test & Certification
Soil test report issued by a qualified engineer
6. Ground Clearance
Mandatory clearance as per regulatory requirements
7. Identification Documents
Photocopy of National ID card (Voter ID)
8. Designer Credentials
Name, address, identification number, and contact details of all involved designers
9. Engineering & Architectural Approval
For buildings up to four (04) stories, a Diploma Engineer/Architect can approve the design
For buildings exceeding four (04) stories, approval must be obtained from a Graduate Engineer or Registered Architect
10. Owner & Engineer Declaration
Signed declaration by the building owner and supervising engineer
11. Construction Supervision Reports
A joint report signed by the supervising engineer and the building owner after reaching each level
12. Structural Safety Compliance
Signed report by the supervising engineer and the building owner after completing each floor’s roof welding
13. Safety Assurance
Assurance that surrounding buildings, infrastructure, and people will not be harmed during construction
14. Approval for High-Rise Buildings (7+ Stories)
Architectural, Structural, Electrical, Plumbing & Fire Safety design must be certified by a registered architect, engineer, or consultant
The approved designs must be submitted to the local municipal authority
15. Occupancy Certificate & Final Approval
After construction completion, a Partial or Full Occupancy Certificate must be obtained
